Since my original post, besides selling the duplex, I've added a killer off-market SFH deal in SW Boise with great tenants, demoed the structure from my auction property and it's almost ready with a new 3/2 mfd home on foundation with a custom carport in back, and am under contract for two townhouses out in Caldwell.

But then again I can't rent a 1700 square foot 3 bedroom 3 bathroom condo with 2 living areas in the best area of NYC for $4200 per month thru Marriot like I did this past summer through Airbnb.!
