I personally think anyone with fewer than 20 units is wasting money by paying for software when a spreadsheet would do just fine.I recently tested TenantCloud (free for up to 75 units) and it has some really great features for a beginning Landlord, to include online marketing.

I know not a single question above by any means, but these are the questions we are faced with with no clear answers.Thanks in advance for your opinion/experience if you have passed thru this route before, What would you do.Our best regards

Before transitioning into hard money, I'd run Facebook ads to sales funnels that featured my listings to capture buyer leads.

Many of the medical professionals line up housing in advance, some 30 to 90 days out, and I want to require a deposit to hold the property until they arrive to sign the lease and move in as I am getting multiple calls for the same time frames.  

Not as safe, but he’s a lawyer which made me feel a little safer about it and he told me in advance about back taxes owed on it and gave me the check to pay them.
