Need some guidance, plus maybe we can work together

Hello Everyone, I am looking at Moving to Sarasota and buying a Heath Professional Practice and the sale includes the space in the professional building about 1300sf. We are almost at the end of gathering data needed about the practice and now trying to figure out condo space price. So this bring me to funding and loans, entire deal going to be right around 300k. The seller is willing to do lease to own option and needs out so I don’t think I will end up paying much of an inflated price for the space. So my question is should I be looking at the lease to own or buying the space based on market now and in the next 3-5 years. Thanks for any insight!!
