You learn quite a bit about RE and the laws in your area, you'll network with many buyer and sellers and other agents, you have access to the MLS and you'll have an early look at listings.

There are great services out there that assist in marketing your property, creating online applications and screening your tenants for you. 

Bascially, we never even got inside - seller denied us access.  

@Steve KenoyerLicensing education is state specific.California, specifically, does not have reciprocity with other states.You'll have to go through the education and testing requirements for both California and Oregon, most likely online.

If you can't find them at the auction or if it is online, you can take the list of your target properties...maybe 10-20 and find out who buys them and go hunt them down after the auction or when they get the property.

Your purchase agreement should ideally include some sort of verbiage along the lines of "seller will allow access to house with 24-hour notice" or similar.As far as "how" you share this info, here is how I do it.
