There are great areas in Hudson County like Jersey City that have easy access to NYC (think 20-30 min) and a lot of properties there are great for house hacking.

I am in Colorado so my property has a large equity amount but I can't access it without refinancing which I don't want to do, I would like to use a small portion of the equity I have in my property to use HM to get another property.

There is no rush to put the money to work it doesn't sound like, so since you have your license and presumably MLS access, start researching.

But I still think that on a property this expensive, you're either going to tie up lots of cash OR pay PMI (because if you have access to a HELOC, you could use that "cash" for purposes other than taking out a loan for a down payment, like buying a different investment property for cash.)

Even with a great location sometimes access is bad.
