Goal is a cashflow MF property (ideally 4 units+) as long as the numbers make sense.

my question I stay in the dc area and only do Air b and b or Coprate if you get a person that does not want to leave out of your unit it will take you close to a year to get them out due to the laws please chime in?

Collaborating with a developer on a multi-unit building or exploring newly built properties in burgeoning neighborhoods could be advantageous.

I am willing to learn as much as possible so please suggest materials and conferencesThank you Just a word of advice, if you ask for advice to be honest most people are gonna try to sell you on their market and ultimately their service or course, you need to figure generally the direction you want to go, your risk tolerance, the area, the trade offs between appreciation and cash flow, understand, it’s going to be hard to get much if any cash flow in this market, brrring & flipping are close to dead with the exception of a few areas in dc and a few rural markets, even there it’s difficult, come up With a basic plan than go into a conversation with whoever you work with and at least understand the right questions to ask, the best comparison I can make is my mom always makes me go to the mechanic with her, even though I can’t actually fix the car, I can at least talk the same language as the mechanic.

Initially, we began by working with builders as a small crew of hands-on guys doing the work ourselves, but as we grew, we realized that builders faced various problems such as poor workmanship, communication issues due to language barriers, laziness of workers, and high turnover of “skilled” labor.

I agree with rents, especially with the increase of developments pushing "non-luxury" unit prices down.

I self-managed up to 25 units (over half mid-term rentals) until I hired someone for 10 hours per week to help me with the admin side of self-managing.

I have no idea how you make money with $900/month rent on a unit but can easily see making money on $500/month on a workshop.- much quicker.
