I work with a lot of investors who target single family homes zoned RM1 with the thought to convert into small multi family properties.If you are looking for turnkey properties, or those that are already setup as a multi family, what is your price point? 

Most are set up for electronic receival of docs.Ive seen national title companies but i Would go with a local title company.....especially with the older clients

You don't have a target to go after.

There are no real different pros or cons in what you describe than there are in running a typical short-term rental -- setting up systems, getting necessary permits, etc. 

I am using hard money to purchase, and set up an LLC so I could get the loan.

Usually tops out at 75% LTV but If got good enough deal you get what you put in back out, have a set monthly fee (plus escrowed takes care of things) and cash on hand.
