Ready to refinance and repeat

I purchased my first home, repaired and have a steady renter in place. Now I'm ready to refinance and purchase an investment. Does anyone have leads on a HELOC?

I agree with @Jamie O'Connell that is is difficult to get a HELOC on an investment property in today's environment. Is this still the case @Kristen L Garner?
