I would suggest before purchasing any rental property, you focus on reading up on Maryland Landlord/Tenant Laws, possibly attend a few rent court cases in the city/county that you are considering purchasing a property in and perhaps even find a mentor/coach that has a lot of experience in that area.

Which in my opinion, if the law was really put into place to protect consumers, LO's & RTO's are a lot worse financial option for consumers looking to purchase homes.The dumbest thing to me is its fine to charge them RENT for the rest of their lives, they'll never own anything, have very little rights, and you can raise the rent every time the lease is up... but if you want to help them actually BUY a home, they have to be protected.

I don't know the landlord tenant laws if your state, but you can check if they notified you in a timely bases.

Did your in laws add any other unique features?

Ive challenged them on this since there was not vote by the homeowners, that im aware of, and they essentially quoted as 2008 law  that says the the board can: (18) Exercise any other powers necessary and proper for the governance and operation of the association.The reason they have implemented is that there was a bad landlord that allowed a tenant to rent that eventually got busted for drugs.   

The mortgage guys really hurting are the ones that built their practice on the low hanging fruit house of cards of artificially low rates, which is rate and term refinance business from a call center cubicle thingie.

Now I am doing this by hand (figure its good to get the practice) but no property that I know of (correct me if I am wrong) will rent for 3-6k a month (using the 1 or 2% rule to screen properties).
