Operating as a STR is icing on the cake.If just buying an already performing asset, I'd expect that to be baked into the price.

I'd talk to a BK atty that works for creditors (I have one I can refer and I used from another BP member referral).

I'd recommend actually starting with picking a management company or two to work with.

Imagine my surprise when a guy showed up promptly, said he couldn't get parts for the Jenn Air model any longer (18 yrs old), and few days later I get an email from the warranty company offering me a replacement cooktop that was far more expensive than an exact replacement!

I'd love to hear what experiences (good and bad) are out there regarding good structures. 

I could sell the condo and "exchange" for something hopefully bigger but I'd love to hold and hang on to the San Diego property.
