Just wondering if anyone had any success with rental investments in Madison or Milwaukee Wisconsin? We live in Minnesota and would love to invest in rental properties at WI. Which residential areas and suburbs would you recommend? We would love to hear from your thoughts and suggestions. Thank you.

Lots of people have build successful portfolios on Milwaukee and Madison area rentals.  Your success will depend on buying appropriate investments for the local market.  Milwaukee will have a different market than Kenosha or Racine and Madison will have a different market than Sun Prairie or Deerfield.

Figure out what you want to invest in (type of property, what class, college or non-college), what your minimum net income is per door then go from there.

One thing I would consider doing is be sure and google "Dane County rental laws".  In the 90s Dane County had the reputation of being called "Republic of Dane County" among rental owners because their rental laws were so vastly different from most others in the state.  (I.e. more protected classes in Fair Housing, rules on delinquency, etc).
