Seller financing is SO broad that it can consist of many different options, terms, etc... that a typical lender wouldn't consider and can usually end up being really beneficial to a buyer.

EG Boston, New York, San Francisco, Chicago, DC, Seattle, Austin, etc etc prices are higher than small towns far from major metropolitan areas and generally prices downtown are more expensive than the suburbs in this period of history.Do you think, over the next few decades that the internet will ever serve to bring down those big city real estate prices relative to less expensive areas.

Having your own buyer's agent is supposed to give the buyer a level playing field.However, you should still limit the buyer relationship so you don't end up oweing a commission if you signed too broad an agreement and ended up working with another buyer agent, the first agent might have a claim against you.

If your plan is to later amend your tax returns, then you are lying about your financial situation on your mortgage app.I'm not a lawyer, but a glance at internet research shows that it might or might not be willful misrepresentation should the bank decide to sue (probably not if you're current on mortgage after a few years when you want to amend) -- grey area left up to the courts then to decide.
