The biggest warning in the PPM, in large red type was “this represents an illiquid investment; if you anticipate needing your capital returned in less than 6 years this investment may not be suitable for you.

Emphasis added well you know how many BP folks will adhere to that warning or stip  LOL.. .they will get the money and use it on real estate just like all that posted above..

Am I warning other people away?

One was in a nice neighborhood, but when we got there it had a mold warning on the front door, so another no go.

Safety due to the surrounding area is the crux of the argument and the tenant feels we should have warned her.Tenant details:Tenant has worked within a 1/2 mile of the house for over years according to application. 

I would love and appreciate hearing any tips, advice, or warnings from my fellow BP agents.
