Small lending will get a chance, small business will find better rates, bonds will finally become worthwhile, stocks PE should decrease, and retirees will get a break.  

I live pretty far away so I have only been to two meetings, but both were worthwhile.  

If it's not worthwhile don't waste your time!

It may also be worthwhile to call around some local property management companies to find out about neighborhood, potential tenants, and property management fees as 7% may not be conservative enough.

I know that a real estate license isn't necessary to invest, but, aside from access to the MLS database, are there any major advantages to having a license that make it worthwhile to pursue?

Otherwise, finding worthwhile deals is just about a full time job, and the Tampa market is flooded with people looking for flips.  

I'm not familiar with the Florida market but I wouldn't expect wholesaling to be a worthwhile venture for you.

Do granite counters make a worth while investment or are renters there looking for cheap, safe and clean?

If it has very strong cash flow, and you are OK with the tenant attraction that kind of place brings, it sounds like it might be worthwhile.
