Urgency drives me to refinance. 

I'm afraid all of my manipulation might create a false sense of urgency to want to put an offer in when what I should be doing is learning the area like the back of my hand haha I would love to hear anyone's thoughts/tips & tricks in validating and familiarizing themselves with their market!

there is no shortage of rentals in these markets .. not sure what the urgency is here other than sales tactics..

@Aileen Ouyang, First of all - never let time or urgency become a driver in an investment purchase decision. 

In that case, I stress the urgency of getting back to me right away while there's enough time to sell it before the tax sale.

on other threads rehab amounts coming from the Morris team are more in the 9 to 10k range.. this is simply a little better than a tenant turn over.But the point you make about here is one take it or leave it.. this is done on purpose its to create urgency in the buyer... the other thread with Tyler it worked perfectly.. he wanted one prop Morris group did the take away.. next one came up he bough it in one hour without looking at it..
