Working with a lot of house hackers, this is something I see often.

I feel like even with its drawbacks it can be very powerful for a house hacker looking to add some value without having to come up with the rehab costs in some other way.Thanks!

@Ana Kudlack it's not the best time to invest in Northern NJ as a house hacker because there are so many people inflating the prices out of low supply and desperation to start too quickly.

You will either not be able to rent all units when non-OO or you will need to sell to a house hacker which may make it harder to sell and therefore may reduce the price.Another option, that has risk, is you rent the units without them being permitted units. 

House hackers should be cautious too.
