The TV and internet is awash in opinions on the topic--some of them seemingly passionate and well-reasoned--but these people are all guessing.

I am seeing a lot of TV shows touting residential now.

It's the best list regardless of how many others you might think are mailing to it.The other things that work for larger investors are:- Google AdWords- Signage (billboards, electronic billboards, bandit signs)- Broadcast (TV, radio)You can create an AdWords account, put out signs, make YouTube videos, do Facebook posts, create a Trulia blog, etc. etc. 

His longest running tenant was 25 years.I know investors that give away TV's for the same type of behavior.

Provide a FREE flat screen tv set already installed on the wall in the living room.

Stupid, dumb azz looseres watching TV commercials, thinking they can walk in and do steps 1,2,3 and 4 from some guru and make great money!

LOL.. nothing more than lending guruism.But with all the talk of no money down real estate from BP, to late night TV blah blah blah.. these folks I am sure get a lot of hits and make a very sizable amount of money on the turn downs.you hit the nail on the head with these folks in my personal opinion as a HML and from a HML perspective.
