A well  prepared Mindset is a constant theme in real estate books and podcast, obviously brandon turner and david greene are some of the biggest advocates . 

Orlando is a great place for investing, so many attractions (theme parks, beautiful towns, colleges, etc.), but that also bring a lot of competitiveness.
