A hot market will likely help save a bad deal but even a good deal may not survive a mediocre target market. 

There could be involuntary liens such as code violations, water and other utilities that survive foreclosure  and are not necessarily recorded

The fuel loading was so heavy up on the mountain, I would be surprised if the old growth forest survives.
