You have to have a phase 1 environmental study done, not to mention a wetlands survey, and depending on the results you could be required to do a phase 2 or 3 environmental study.

You are correct,  I've done my SFR cash flow survey of many local communities and SFR is not a viable cash flow option in the IE.

Time to spend some time an that city and start shopping for a PM.In the future, maybe you can send some surveys to the tenants to get a feel for the PM situation.
