Buying an older home from the 1950s can definitely come with surprises, and the need to replace electric, plumbing, and drywall is a big job.

It's really not a surprise.

It's surprising to me how hard I have to dig to get this information from most listings. 

EDUCATE YOURSELF - yes, it will take time, but will lead to a selection that better meets your expectations & avoids potentially costly surprises!

I didn't mind meeting them to sign these in person, considering I am doing showings myself as well, but am just limited on availability to mostly weekends due to aforementioned W2 job - figured an esignature option would be convenient to quickly send something out during working hours "in a pinch."

Did you find that the wholesaler had a good understanding of the market, or were there any surprises in the deal?

I will be surprised if we have tenant by Dec 1 and fairly happy if by Jan 1.  

I would be surprised if Section 8 would pay $4,000.You still use your lease, but there's additional paperwork to fill out with HUD.

But you'd be surprised at some of these average smaller towns can do STRs very successfully. 

The $0 down payment, while convenient, also does not set up a great profit margin in the beginning.
