You can use your analytical skills in analyzing deals and analyzing markets but don't use it too much (or else you will fall into analysis - paralysis).

In addition to my direct experience in RE sales, I have a strong analytical/financial mindset build upon by years of trading in the financial markets (still active), I have a growing web/technical skill set ("nathanielrand.me" or "43sanibel.estate" to provide examples), and a strong blend of creative problem solving established through years of hard knocks.

@Juan Cabrera, you are absolutely right about to-the-moon because my data analytics indicates that pockets of JC are moving from being rental owned (high cap rate) to owner owned (low cap rate but high prices).

Heck, once I put together my analytics formula, I'll analyze a few properties a month just for fun and to keep my skills up.

Great idea for a thread @Brandon Barnic: I suppose I have a few advantages in that I'm a bit older, patient and analytical.  

For me personally, it says we are lucky that we still have a lower entry point then most folks markets.If we jump in and really become bit more analytical.

I have see superb deals and I have been passing them on to investors around the area and just collecting a finding fee.

They ignore superb research long produced by the Illinois Policy Institute.
