For the person that is letting you arbitrage their property, why would they choose to let you arbitrage their property rather than hire a professional, licensed, insured PM that has a team to run their property for them? 

Let's say they need to foreclose and the borrower picks up the Yurt and moves it - now the entire loan they underwrote is thrown out, along with title insurance, and the lien on that property.- Value: A SFR, or 2-4 unit (what it would be in this case) are residential assets and thus are valued off the "sales comparision approach" rather than the income approach.

Vacancy rate, insurances taxes, interest rate, repairs and maintenance.

My agent said it wasn't worth challenging because Nationwide is leaving the state.Our insur. agency sent a new proposal from Bass insur.

Something I find much more exciting and ROI-stable than just a big-*** luxurious apartment in Lisbon Downtown ;) 

class action is what you see on TV  unless there is insurance money to go after you guys are going to have to pay a LARGE retainer to engage an attorney.. and if your deposits are only 40k or so Suing is a waste of time and money for any litigation that small

and what about flood insurance.

Flatter tends to be better, but even then you need to make sure the soil is stable to support your structures.  

I have used ALE successfully but 4X rent is not what we got we got 2X there is a limit in the insurance polices as to what the insurance will pay but its a decent move at least it was for us
