Why deal with tenants and toilets, maintenance and repairs without a premium?

Sending notice doesn't mean squat if the tenants don't abide by it.

Turns out - the owner was out of town for 3 days when a toilet line busted and it affected all 3 floors of this townhouse less than 1 year ago.

I like land as I never had to deal with tenant, toilets, or cockroaches.

I just worked the land nich in real estate so never dealt with tenants, toilets and cockroaches.

They have high flush toilets in all their units and are paying the water and sewer for the residents excessive usage and just don't care. 

-HVAC -- you have to get a receipt from a HVAC contractor saying its running clean-Bathroom tub needed more caulking around the edge, to prevent water from reaching subfloor-Toilet was running-a Window wouldn't hold itself up, which ended up being a pretty expensive repair. 

I don't know squat about wholesaling.

Changed out the tub, shower head, piping, valve, lights, toilet, sink/cabinet -cosmetic update.
