CAP EX needs to be put in your calculations or its like cheating at solitare.. you win but its not real. so re run your numbers and see how this flushes out use 50 to 60% of gross revenue as fixed expesnes then take out your mortgage that is far more realistic over a long term hold.

If you don't have that kind of camouflage, I worry that you'll stick out like a sore thumb.
