Market suggestions for less-expensive flips
My wife and I own a couple of STRs and would like to get into the fix & flip game, but we need to start small. We're looking for a house ≤ $100k with an ARV of ≥$160k, off-market, mostly cosmetic rehab, B or better neighborhood. Can be older, # of BRs & BAs doesn't matter to us. We've been looking in the Midwest but are open to anywhere. Do you have suggestions for markets for this kind of deal?

Well let me be brutally honest as I usually am LOL . So you want me for example to find you a great deal, say all in 120k, that will sell for 160k. Ok so who is going to swing the hammer? You cant you are out of state. So who is going to do your reno? You going to just hire some guy off google, massive headach and risk. So you would need me for example that has a crew of 25 guys, has done 1ks of reno/ repairs etc, to find the deal, run the crews and you get the reward? Not going to happen. Nobody is going to give away " free money" I can get as many as I want, but would never give away a great flip, nobody in their right mind would.
if you want to do flips to end users then you need to fly out and build your team. This will not happen overnight. It took me and Im certain others years to build a trusted team, heck I still fire guys monthly.
If you want rentals that's an entirely different ballgame.
I hope you are not offended by my response, SO MANY just tell people that they want to hear vs need. Tough love LOL
