For my airbnb unit (the upstairs apartment in an up-down duplex in NE Minneapolis), I found a few really high quality pieces to anchor the rooms (living room couch and lounge chair from Room and Board, and a pull-out sofa sleeper from West Elm). 

If yours is the only STR within 20 miles and there aren't any cities or larger towns within a 20-30 minute drive, you could easily run into trouble even finding a reliable cleaning person, let alone a full-service STR management company.I would also definitely take the time to find some comps on Airbnb in the same area as yours, with as close to the same bed/bath count as yours, and with the same finishes and amenities as you are planning to put in yours.  

Also, check the amenities available, that will run the HOA dues too.Location-wise, check whatever will be easier to rent in the long run.Also, depending on how you're comfortable with sharing your apartment, 2 bed could be a great house-hack.

As far as setting up a place for you to live, if you don't find the vibe in Reno you could look at Carson City so you can easily still work on your properties in Reno and sleep in your own bed plus you are close to all of the outdoor activities at Lake Tahoe.

I have a 5 year Lowe's warranties on my appliances in a nice 3 bed/21/2 bath duplex unit in a very nice neighborhood.

My idea was to build a single family ADU since I researched that the you need 1200 sqft of land per unit and the lot is .1 acre (4356sqft) so the lot can only allow one more unit. how much would it roughly cost to build a 2 or 3 bed adu?

One was a SFR (4 bed / 2 bath) and the other was a duplex.

There is space for an additional 1 bed/1 bath unit (possibly a 2 bed).
