I have now resorted to putting a "for rent" sign on all of my buildings in a neighborhood where I have a vacancy - even on the buildings that have no vacancy; this gets the phone to ring more, and I explain to the tenants there in advance that I am not trying to rent their place but another one I have that's vacant.I get some referrals from code enforcement officers - typically tenants who are fed up with their present Landlord and are asking about somebody who has properties in good repair and good condition.I also use a service that is called Locators.

And as a last resort...I'm considering just moving back into the house so that I can better control the situation, make improvements, save on living expenses, etc. until it's sold.

From what I have seen so far there are three categories primary, second home( Far away, resort, beach....etc) or the last option which is investment.

My wife bought it as her primary residence in 2004. we got married, she moved in w/ me & house was underwater. didn't want to affect her credit & we wanted to buy another house so resorted to renting out. no $ down really hurts but what can you do?

My wife is thinking about Hollywood FL and we have a friend who has a place in Fort Lauderdale but this is in general about FL and can include resort areas like Sanibel (etc..)One thing we have been hearing the condo / housing market has taken a beating in FL so we figured now may be a good time to look.I worry that over-building will be a problem new units are being built all the time.

I told her that it only does that in the ski areas, but she does know that it gets hot there too.
