The only issue we have run into is the prices and bidding wars.Every single home we have looked at for personal use or an investment seems to have 5+ offers and go MUCH over asking.We are currently looking at Bay Park / Clairemont / Carlsbad / Oceanside. 

Right now I want to invest in a multifamily or single home family and buy and hold it.

I have only done single family so far and this will be the beginning of residential multi family.

A place like this may do ok with displaced parties, but not likely for travel nurses or contract workers based on your description, depending what else is out there. 2 bedroom single-family homes are great rentals because they cost way less to buy and don't rent for much less than a 3-bedroom home.

For our next play we want to get into a single or multi-family, and preferably participate in what seems like a booming market in Florida. 

Turned a single family house that was poorly marketed but in a great area of my city, listed mid-winter where there's less competition, into a duplex for all intensive purposes and used airbnb to rent out rooms.

I already talked to one who helped me find my current single family home and she said she could help me find a multifam.

I would highly recommend getting a single member LLC.
