We recently purchased our first investment property in Florida with the assistance of Rent to Retirement and I just wanted to say it was a smooth process.

They get a higher return since they are covering housing cost, have the $250k per spouse primary residence deduction in gains, is a savings account, higher leverage position, lower interest rate possible, will pay more premium for location, etc.House might be overpriced for REITs but not for home owners.  

The property has remained 100% occupied throughout my ownership and is on track to continue receiving market rents from both tenants.

An overpriced rental can result in longer vacancies, ultimately costing more than slightly lowering the rent.

Raising the rents will not be as easy as merely sending out notices of rent increases.

Consider all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

But if it's an RV park near a lake or tourist destination, then an RV or 2: yes.There is no draw to travel somewhere just to stay in an RV....I whole heartily agree there is no draw to travel somewhere just to stay in an RV.The RV parks I've seen that have fixed RVs for rent look like low end MH parks.
