Cash flowing investment property in Clementon NJ.
Investment Info:
Small multi-family (2-4 units) buy & hold investment.
Purchase price: $241,000
Cash invested: $20,000
Turn-key investment property, with some Capex work including updated roof and lite plumbing fixes. The property has remained 100% occupied throughout my ownership and is on track to continue receiving market rents from both tenants. My plan is to maintain the status quo and benefit from annual rent increases and equity gain as the tenants' rent covers the mortgage. There is also potential for an ADU in the large backyard, but I will buy another rental property before moving forward with an ADU plan.
