I guess I can keep it as a STR and push my way through, it would just be nice if it was something that worked for someone right now and helped me take a step back for a bit, and go back to STR when I have more ability to keep up with it!

Agree on the advice their are sharks out there that are very good praying on people with various scams each month a new one pops up so avoid the housing market right now .In the mean time invest in a index fund that follows a benchmark like a S&P 500 each month/week put more money in when you are at a age that father wisdom has visited make small moves into the housing market .

Plus they will now have to make FULL disclosures to both buyer and sellers and there will be a full 3 day right of rescission. the main reason wholesalers dont get licensed is so they dont have to follow the rules like a licensed agents.. in other words they have Zero fiduciary duty to the seller or buyer..
