I don't think we'll see appreciation like we saw from 2012-2022 in the near future.

The world of real estate has changed.The result of the lawsuits is that a REALTOR® is now required to have an exclusive buyer's agreement before stepping into/onto any property on a potential buyer's behalf.

Is that something they’ll do prior to looking at any potential deals under contract?

Additionally, the price point is still cheap enough to find the 1% rule and positive cash flow and there's amazing appreciation potential.

I think it is a good market with growth potential and it still has properties they can be purchased from wholesalers for around $150,000 that after you put $40,000 they are worth around $240,000.
