Hello,I am getting all my property management documents and software in order before I buy my first rental property so that when I buy it will be a smooth transition, Beside the lease and application, what other documents should I have in my files so that i am prepared (pet agreement, inspection checklist etc.) .

-Housing, utilities and food cost are around 14%, 8% and 6% compared to the national average making it a great place to live for families, college students and people looking to retire.

Where the tenant puts his info out there and what he's looking for, # of pets, what he can afford,  etc. 

He did mention in his Ad “ no pet”. 

So, you need to be prepared.Potential expenses to consider:Food, shelter, taxes, income taxes, fees, insurance, health insurance, medical emergencies, family, auto payments, auto insurance, utilities, cell phone, Internet, clothes, and pet care (if you have one).

For room rentals, do you allow pets?

Am I crazy to let someone with 6 pets (4 are cats) rent this house?

They are one of the best types of real estate investment because there are no toilets,water or pets.

I do have customer service background working in high end restaurants in Orlando for 8 years (getting food shopped all the time and passing with 100%) and feel I would be an excellent asset to someones property in it becoming a successful STR.

Consider all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.
