I know if someone showed me a 50 pad park and the lot rents we $100 under market rates, and there were some vacant spaces but was a decently good looking park with paved roads and city utilities in a metro area I would jump on that thing to partner if you showed me that deal.

west coast builders have to pay more for lots than what you enjoy in TExas.except for hang over inventory which is basically done with.it cost us 35 to 50k PER LOT just to do the underground , permiting for the underground and dirt and paving work... then you have to buy the dirt.. which in our area is 30 to 50K per paper lot.. so any lot under 60k is a screaming deal... with lot prices for 400k specs running 100 to 120k.

You'll have lots of help and advice from local government, equipment that breaks, and contractors to pay for re-paving, striping, barriers, snow removal, etc.
