Seems like a no home run opportunity after reading your post. 

I'd likely just agree to break the lease with a couple months of rent as a penalty rather than force these people to continue being tenants in my property....you never know what will happen to the condition of the property.

So your profit should be tax deferred anyway.It should be the same thing for your exit - no need to do a 1031. 

I'm still fairly new to the space, but I have lots of time and am no stranger to hard work. 

Like someone else said, some income is better than no income for many people.

After I was informed this, I pushed the wholesaler hard as their was no contingencies and I was pushed for a 10 day close.

Takes no time or effort.If you are already paying your property manager to pay your bills and do your accounting, why not just have them generate reports you need?

no one is going to play that role if you don't.
