The rules are pretty complicated and the only people who really know all the terms and rules thoroughly are the Rent Levelling Board.Caveating that I’m not an attorney so go seek your own advice but I clarified a few things at a recent rent levelling hearing (which are open to the public and you can find the schedules with a simple Google).

SizeCracks wider than 5 millimeters (0.2 inches) are a cause for concern Cracks wider than 15 millimeters (0.6 inches) may indicate a serious problem Cracks wider than 25 millimeters (1 inch) could be a sign of structural damage Location Cracks above doors and windows, Cracks near the ends of walls, Cracks where walls and ceilings meet, and Cracks that allow daylight in.

Not worth time & effort to go to court, your first meeting with an attorney will cost you as much as the rent.

We invest in some deals because they meet our Hurdle Rate/Return on Investment objectives.

I would suggest coming to some investing meet ups and just start talking to others and form a plan based off of that.
