Hey everyone, I've been working with 3D virtual tours and wanted to start a discussion on how they impact real estate marketing.

Would love to network with some people to get to know the area and the market a little better, as well as to hear about your experiences.

Last short term rental we put on the market was booked for a 30 day stay first day on the market.

We bought a 55-unit last year in the same market, a market we've been investing in for seven years.How we found itOur property manager brought us this opportunity (and the three previous as well).

The original six month tenant I had extended the lease 9 times and stayed a total of 5 years, paying me about $15k over market rent annually.  

I was sent an offering memo by a broker selling a multi-family building in an area no reasonable person would even consider affordable housing material yet the marketing materials made a point of emphasis to detail how the property would satisfy the need for affordable housing.

RE isn't the stock market. 

No residual marketing and no marketing for each properties uniqueness.

Generally I'm seeing anywhere from $25 - $40/Sf in TIA in different markets around the country. 

In 2024, I focused on the Charlotte, NC market, completing 21 deals in my first year of taking consistent action.
