Need guidance on an upcoming build on leased property

Hello All, greetings! I am new to this forum and in need of your guidance please. My wife and I are in the process of starting a stem education center and I have leased a 1,200 sqft space that is apt for that which is at an upcoming shopping area. 

We are first time investors in such an entity and the property that is leased is a new construction that is scheduled to be handed over to us by July or August of this year. 

When the builder hands us the property and it is our responsibility to customize the interior build out. We are budget conscious and don't want to spend much on the interior by going with a general contractors(that will be the last option). If we want to hire individuals for each of the task, where do we start and what are the steps?

Please let us know if these are the right steps and if I am missing anything. In which order should we proceed?

1. Electrical and lighting

2. Plumbing

3. Floors

4. HVAC

5. Walls and Painting

6. Cabinets and door fixtures
