Absolutely, I live in that exact area and it was one of the first that I looked into purchasing.So perfect example right now 5 bed 2.5 bath on Iris road, rooms in that area rent for between 600-700 depending on size and amenities like parking laundry they can get as high as 900 fully inclusive.

Once you have your gain, you will then have to split it between capital gain and unrecaptured Sec. 1250 gain (assuming it was a rental at some point).Recaptured depreciation is taxed up to 25% and capital gains are taxed up to 20% (not including NIIT).Your taxable income inclusive of your gains determines which capital gains rate you will pay.

It sounds like you intended to exclude all legitimate evictions as far as screening criteria, but it is still absolutely fine and permissible to ask a pre-screening question like "have you ever been a party to an unlawful detainer lawsuit" - which asks more inclusively, has anyone ever filed on them?
