I have been back twice to place 3-day notices on the door for non-payment of rent (which he paid both times), and both times heard two dogs barking.I've been reading thru our various landlording books and this site, but this specific situation has not been addressed that I could find.Should I send a violation of lease notice (we do have the 14 day limit on guests in our lease), set up a meeting and have her fill out an application if she IS living there, evict since he's also habitually late with rent?

There is a pretty high concentration of colleges in this town (considering it's just a mid-sized city), there is a large base of medical research and specialized hospitals in GR, and we've also got a quite a few unusually generous philanthropists who have given billions of dollars to various projects over the past 30 years - all of which has served to create a very vibrant downtown area and generate a lot of business activity in the region.

The last tenant I renewed even though she was habitually late the year before (but always caught up) left halfway through the next year and didn't pay at all for the last month and a half she was there, and I felt lucky that she just left without further problems, lesson learned.

I have a tenant who is being evicted because of excessive/habitual late rent payments. and non payment of last half month.If the court gives an order to evict in the middle of the month.
