In the interest of marketing my blog, here is a tutorial in buying foreclosures, gleaned from real experience.

@Bart Ford and @Chris Simmons I was also a bit put off by his sales pitch, but was able to glean a few useful gems.  

This is information gleaned from neighbors and close associates who know the owners. 

I am a new wholesaler, but I would like to glean from this group and offer help in anyway that I can. 

Other things to look out for or things I can glean from your experience?

I think there are probably thousands of BP members that are glad you feel dizzy at the thought of shelling out 35K for the knowledge that you'll be able to glean from the BP forums, blogs, and mentors.I spent 5 years going to college to learn about real estate finance, and probably learned more about real estate investing in the significantly less amount of time since being connected to Bigger Pockets.

For my part, I'm definitely in the LEARN mode, and am looking to hit the books on real estate contract/financing laws & systems while networking and gleaning wisdom and mentorship from successful veterans, like those who have held their broker's license for 30 years :)@Marcus ReynoldsNYJets fan or NYGiants fan?

Also, the income and expenses should be gleaned from the rent roles rather than what the seller may be telling you.
