Need NJ realtor to pull comps or an alternative to comps for MFH

Hello BP community,

I'm considering buying MFH in Northern NJ. It is a 5-family house that I can across through a wholesaler. I'm interested in buying but struggle as what to use as a baseline to calculate my offer. From my past experience, in order to make an offer on SFH or a small MFH, a realtor would pull up comps from the area. I don't have a realtor and not sure how to go about the baseline. If there're any NJ realtors willing to help I'd highly appreciate that.

Alternatively if anyone has any suggestions as to how go about it please share.
