Additionally my experience is that SFH detached tenants stay longer, pay more utilities, bring more appliances, and take care of more functions and maintenance.

Important to note, I am provided full access to all of the meetings and pre-development functions to grow my knowledge base while I am getting my personal financials in better shape to purchase properties I view as better long term investments. 

The bathroom is definitely functional and will serve its purpose over the course of the next year or so for sure. 

WE generally sold our notes after a few months of seasoning. note buyers for land in those days wanted 20% returns at least.. so it became a function of running PV's as to how we would set the terms..

I usually leave the windows alone in older houses unless they are not functioning.

They use AppFolio, which I had thought would allow me to see what your software offers, but so far the owner portal doesn't offer much functionality.

My portfolio is expanding and I feel I need to make a switch to a different software (I am currently using Innago) which has worked well for years but is missing some of the more sophisticated features - there is no mobile app for landlords so it's hard to manage on the go, there is no accounting functionality built in, changing lease terms/renewals can be clunky.
