The only things left for me to do was to add appliances in the kitchen, add a fence in the front and had a lot of tree that were almost falling on the house after hurricane Baril, so I had to spend almost 5k in cutting the trees.

@Scott Michael GrossOriginally I was just going to move one unit over to them, but they offered me a deal if I moved my whole portfolio over to them.I hope it saves time later on when I don't have to nitpick over maintenance costs since I'll just be paying the $200 deductible - but I do worry that they'll let my properties fall apart since it seems to take them really long to address any issues.

About half the time the investors bought something really crappy in a bad area and the experience you describe will be repeated over and over.The other half of the time this is just bad luck and things turn around because the property is in a decent area.It's really hard for anyone to know which situation you fall in because we don't know where the property is located (precisely), what exactly you've been doing in terms of repairs and maintenance, who's managing this property, etc.

There is small retention pond kind of area next to my property belonging to city which they are not managing ( There are big trees there which are close to my property about 12 feet away which may damage roof if fall towards my property but it never seems happened since 1961 touch wood).
