Personally I like to do things the "right way" and if you plan is to grow you may be better off hiring it out.

Hey Alejandro, I moved to Columbus a few years ago (from Portland, Oregon which was super expensive) to become a full time real estate investor, and ever since, I've completed quite a lot of BRRRRs, flips, and own a successful rental portfolio here in Columbus Ohio.

It does however give you a degree of independence to choose what you want to do.As your portfolio grows you'll also feel the weight of future capex responsibility more, which ironically points you to growing more cash flow through more real estate.The other issue is that you are chasing a moving goalpost.

If you’re set on Florida, focus on areas just outside the main city that are still growing—you’ll find better deals there.
