Most investors are not going to want to pay worse terms just for seller carry unless you are providing something enticing (ie. less money down, fully amortized etc.)

What's so enticing about the college rental game for me is their will always be students needing a place to rent every year, so less chance of vacancy.

Hi Richard,  This is not a great deal on the surface unless the home TODAY can be occupied and has a strong principle paydown to entice you to stay in in the deal. 

Our first plan was to get into the storage unit business, but I think we've found the Mobile home (or RV park) business more enticing.

In this case a true 2/1 would probably be better, but would the French doors make that less enticing as a rental, as I expect it would likely be rented to a couple, or a very small family who wouldn't need as much privacy.Thoughts?
