Selling mobile home park

How do you sell a mobile home park without having to carry the note, and for the highest possible price? Investor buyers usually want way lower than its actual value. What type of buyers should I target if I wanted to sell for the highest price without carrying the note? Given that the park is in a great market, 30 units. Thanks all :)

 I have owned 3 parks.  in this last buying cycle. 

a  45 unit solid B to A class in a major metro area  for cash just under 2 mil

a small rural mid west park of 16 lots sold for 140k on terms.

a 18  unit and 2 stick build rentals in a 200k population city with full services but older single wides sold 525k on terms.
