I'm fine if it ensures a good clean, just dont phone it in.

Hind sight I probably wouldn't have but now it's fairly locked with them for a while, which is fine.

I was after their tail for 24 hours before check in and heard nothing until right before we're supposed to arrive. 24-20 hours is more than fine, and I don't know of anyone that has had issues with that time frame.

So, just set yourself up with the right stuff and you will be fine.

We try to warn owners that an agent getting a commission for finding a tenant is fine, but having that same agent do the screening is a MAJOR conflict of interest.

If I had done no value add, he likely would have continued to have been fine with the agreed terms (it would have been loosing thousands every month due to reassessed property tax and drastically under market rent).

We will keep some out of state MF we own in Utah which is doing fine.

Which if you can pay cash and assume you will get your cash back when you sell is fine but if you need a mortgage you still have certain margins you need to meet.
