With one of the last short sales I purchased, I signed the initial purchase agreement in my name only so my wife didn't have to hassle with signing all the paperwork/disclosures. 

I received and sent back the electronically signed Closing Disclosure (CD)  form on same day on 11/29/17.

Normally I do not like dealing with FSBO because the owner is either hiding disclosures or is being unrealistic about price.

Full disclosure:  I am fairly new myself so the folks above my post here it would appear have given you some solid advice, I couldn't agree more with @Stephen Akindona, it comes down to what works for you.   

If the paperwork for the seller and all the disclosures are not perfect, the seller loses.

Agents can make up to 90% and more but, full disclosure, the starting split is relatively low since I’m taking a risk by fronting all the costs.

Unfortunately I didn't get to the formal disclosures because when they called to get my SSN to run my credit before disclosing it, I accidentally picked up the phone and said "Bay Equity Home Loans, this is Chris," was asked to repeat what I said... then the processor cursed and hung up on me.
